If you’re thinking about getting into Airbnb, there’s one thing I’d pay way more attention to upfront… Location. And I don’t just mean the city. I mean the specific area within that city. Because every neighborhood is different. Some areas make sense for short-term rentals… This is something we had to learn early on. Before even thinking about furniture, design, or listing it… You’ve got to ask: “Would someone actually want to stay HERE?” Not just live there, but stay there. That’s a different standard. Things I think about now:
Because you can have a great property… But if it’s in the wrong location, it’s always going to be harder to make it work. If you’re looking at getting started, this is one of the first things I’d get clear on. And if you’re unsure about a property or area, I’ve been helping a few people think through this before they commit. Sometimes a quick second opinion can save you a lot of time (and money). If you want that, just reply and I’ll take a look. Johnice |

I’ll be honest… The Airbnb side of things is pretty straightforward. Listing it, getting bookings, that part clicked pretty quickly. But what wasn’t simple? Actually getting the property ready. All of our places are Detroit land bank properties…Which basically means they started off pretty rough. Full gut renovations. We’re talking taking something completely dilapidated and turning it into a place someone would actually want to stay. And on top of that, figuring out where to even invest....
Hi Reader If you are new here, last month I shared how I hit a wall with my health, extremely tired, foggy, and running on autopilot. Since then, things have shifted Thank God. The biggest update? My fatigue is 90% gone. I’ve learned the difference between being tired (manageable, normal) and being fatigued (debilitating, physically and emotionally). And honestly? Feeling tired feels like a gift compared to what I was battling before. Phase 1 of my treatment plan 🪴was all about resetting my...
Our Airbnb When we purchased our investment property in Detroit, the plan was simple: long-term hold, traditional tenant, and steady income. But the more we learned about short-term rentals, the more we realized this could be a good opportunity. So we took the leap and converted our duplex into an Airbnb. Since then? It’s been really profitable and thats wild 🤯 especially when you consider where the property is: right on Dexter, in the heart of a neighborhood that was once considered a lost...
